October 2024 BTO Sales Launch: Ang Mo Kio, Bedok, Bukit Batok, Geylang, Jurong West, Kallang/Whampoa, Pasir Ris, Sengkang, Woodlands

Over 8,500 flats across 15 projects – the largest number of projects in a BTO launch.


The October 2024 BTO sales launch is set to become a landmark. 8,573 BTO flats will be offered across a record 15 projects on offer – spanning Ang Mo Kio, Bedok (3), Bukit Batok, Geylang, Jurong West, Kallang/Whampoa (3), Pasir Ris, Sengkang (2), and Woodlands.

This BTO sales launch also introduces HDB’s new Flat Classification Framework, labelling projects as Standard, Plus, or Prime based on location, transport links, and amenities — and replacing the old Mature and Non-Mature system.

Ushering in another milestone, singles will be able to apply for 2-room Flexi flats in all project classification across all locations, with nearly 2,000 such units available.

There will also be a pilot for White Flats, which come with an open concept without internal partition walls between the living room and bedrooms in the Crawford Heights BTO at Kallang/Whampoa. The prices for these White flats will be $6,000 and $8,600 lower for 3-room and 4-room flats respectively, as they will not have internal partition walls and some electrical points. Buyers can still opt for the default layout (i.e. with the partition walls).

However, if you’re planning to apply for a BTO flat during the October 2024 BTO sales launch, you must already have a valid HDB Flat Eligibility (HFE) letter, which takes about a month to process. HDB is currently processing the HFE applications received before 16 September 2024 – which means you cannot apply for a flat if you did not submit one by then.

Ang Mo Kio - Central Trio @ AMK

Amenities Near The Ang Mo Kio BTO Launch

Central @ AMK sits in between the Ang Mo Kio and Yio Chu Kang MRT Stations, giving residents good connectivity. For those driving, it is also a short drive away from the CTE.

This development should also be popular with parents who have children of all ages – with a range of schools in the vicinity. A preschool is expected to be located in this development when completed. Mayflower Primary School & MK@Mayflower and Jing Shan Primary School and MK@Jing Shan is only a short distance away. Anderson Secondary School and Yio Chu Kang Secondary Schools are very close by. For those with older children, Anderson Serangoon Junior College, Nanyang Polytechnic and ITE College Central are all within walking distance.

There are already various amenities surrounding this development with the Ang Mo Kio Library and Ang Mo Kio Polyclinic right beside the blocks. Nearer Yio Chu Kang MRT Station, residents will have access to the Yio Chu Kang Swimming Complex and the Yio Chu Kang Squash and Tennis Centre. Closer to the Ang Mo Kio MRT Station, there is the Ang Mo Kio Hub mall.

Right across the development is the Ang Mo Kio Town Garden West – offering residents a place to wind down and exercise.

Given the good access and range of amenities, it’s not surprise that there many many condominium developments nestled nearby – offering a potential convenient location for those who want to upgrade in the future and stay nearby.

Bedok - Bayshore Vista

Amenities Near Bedok’s Bayshore Vista and Bayshore Palms BTO Launch

The Bayshore Vista and Bayshore Palms developments spans two projects very close to the Bayshore MRT Station. Residents here will potentially have unblocked sea view (depending on the facing and floor of their unit). Those who drive have very easy connection to the city via ECP.

These developments will also be very close to several schools, including Temasek Primary School & MK@Temasek, Temasek Secondary School, as well as Temasek Junior College. Not too far away are also Bedok View Secondary School and Katong School (Special Education).

While there aren’t any standout amenities built in this area just yet, residents can look forward to more BTO launches – and potentially better amenities built in the near future. Already the HDBs built here are expected to house a supermarket, shops, eateries and a preschool. Of course, East Coast Park is within walking distance – also giving residents access to leisure and exercise facilities.

While it is classified as a Plus project, this is a highly sought-after location with many private condominiums developments.

Located right at Kembangan MRT Station and a stone’s throw away from the PIE for drivers, this is potentially going to be another highly sought-after development in a landed properties enclave.

While it is in a fantastic location, it is not within a walking distance to many schools – which may not attract many families. Nevertheless, a preschool is expected to be located in the development when completed.

The main amenities in the vicinity is the Neighbourhood Park. Once completed though, the development is expected to house eateries, a supermarket, shops, as well as Kidney Dialysis Centre and Outpatient Healthcare Facility.

Residents at the West BrickVille can expect superb connectivity with the upcoming Jurong Regional Line (JRL). Those driving will have access to the PIE to get around.

As a Shorter Waiting Time development, those with more urgent housing needs can choose this project.

This BTO development is also situated nearby many schools. Besides Dulwich College (Singapore) – which is right next to it – families have access to Princess Elizabeth Primary School & MK@Princess Elizabeth, the upcoming Bukit View Primary School & MK@Bukit View, Bukit Batok Secondary School, Millenia Institute and Eden School (Special Education). Slightly further out, there are several other schools including St. Anthony’s Primary School, Dazhong Primary School & MK@Dazhong, Lihua Primary School, Swiss Cottage Secondary School, Dunearn Secondary School and Hillgrove Secondary School.

Those who live at West BrickVille will be nearby the Le Quest Shopping Mall (and condominium).

Geylang - Merpati Alcove

Amenities Near Merpati Alcove BTO Launch

The Merpati Alcove project will be the only one with Community Care Apartments at this BTO sales launch. The only other type of units on offer will also be 4-room flats.

The location is excellent, situated right at the Mattar MRT Station, and only a short distance from the MacPherson MRT Station. Drivers will also be able to get on the PIE quite quickly. Depending on the facing of their flats, residents will also be looking over the Pelton Canal and the park connector beside it.

For families, a preschool is expected to be located in this development when completed. Around the estate, there is Canossa Catholic Primary School and St Margaret’s Primary School. A short distance out, families can also choose the Geylang Methodist School (Primary and Secondary).

There are many popular eateries around the area, with the Circuit Road Hawker Centre and MacPherson Market & Food Center a stone’s throw away.

There are various places of worship nearby, and a proposed park is set to be built into the development.

The Taman Jurong Skyline is by far the largest project at the October BTO sales launch – with 1,844 units on offer. Residents here, depending again on facing of their flats, can enjoy views of the Jurong Lake Gardens.

While this development is not built near any MRT Stations, there is very good access to the AYE.

Families can also send their children to Lakeside Primary School, and Jurong Secondary School and Yuan Ching Secondary School. A pre-school is also expected to be located in the development when completed.

Residents can look forward to a supermarket, eateries and shops when the BTO is built. Future developments in the vicinity include a new polyclinic and Health & Medical Care facilities.

Other than being located beside Jurong Lake Gardens, there are various leisure activities that residents can enjoy, such as the ActiveSG Sport Village @ Jurong Town.

#8 Kallang/Whampoa

Towner Breeze is located right next to the CTE and PIE, and will be within walking distance to Boon Keng MRT Station. Depending on the unit’s facing, residents can overlook the Sungei Whampoa river.

Families will also have several schools nearby, including Hong Wen School, Bendemeer Primary and Secondary Schools and Northlight School.

There won’t be any complaints from sports enthusiast with St. Wilfred Field, St. Wilfred Squash & Tennis Centre and the Ceylon Sports Club nearby. A proposed park is also set to be built just a short distance away.

In the vicinity, there is also the Kwong Wai Shiu Hospital and the Kallang Polyclinic and Long Term Care facility.

#9 Kallang/Whampoa

Kallang-Whampoa - Crawford Heights

Crawford Heights is the only Prime project at the October 2024 BTO launch – making it (supposedly) the best location on offer. Do note that with Prime and Plus flats, there are certain restrictions in place – and you can read them in detail in an article we’ve written on the topic.

Crawford Heights is located nearby the Lavender MRT Station and Nicoll Highway MRT Station. Depending on their unit’s facing, residents will have beautiful views of the Marina Reservoir, the Rochor Canal or the Kallang River. Drivers will be right at the edge of the city centre to start with, and can easily get onto the ECP.

One of the potential downsides of this location is that there aren’t many schools nearby, which can make it challenging for families to move into the estate. Nevertheless, a preschool is expected to be located in the development when completed.

Nearby amenities are a plenty, with the Sports Hub, Jalan Besar Stadium and Swimming Complex, as well as various malls located a short distance away.

The development is also located next to eateries such as the North Bridge Road Market & Food Centre and the Golden Mile Food Centre.

#10 Kallang/Whampoa

Kallang View is located close to the Geylang Bahru MRT Station, and right beside the PIE and KPE for drivers. A short distance away at the Aljinied MRT Station and Kallang MRT Station too.

Residents can look forward to views of the Pelton Canal and the Kallang River, depending on their unit’s facing.

While this is another excellent location on offer, schools may be an issue for families considering the BTO project. Nevertheless, a preschool is expected to be located in the development when completed.

Slightly further out, the Sports Hub and the malls close to it are within the vicinity, as are several parks.

Costa Riviera I and II will be located right next to the Pasir Ris MRT Station. Depending on the unit’s facing and floor, there’s also a sweeping view of the sea on offer at these projects. For drivers, the TPE will be right at their doorstep.

For parents, there are many schools to choose from as well, including Elias Park Primary School and upcoming MK@Elias Park, Hai Sing Catholic School, Meridien Secondary School, Casurina Primary School & MK@Casurina, Pasir Ris Crest Secondary School and Pasir Ris Primary School. A preschool is also expected to be located in the project with completed.

Being beside the Pasir Ris MRT Station, residents will also be close to the White Sands mall and Pasir Ris 8 mall. The Pasir Ris Sports Centre, Downtown East and Aranda Country Club will also be very close by. The project will also be a walking distance to Pasir Ris Park and Pasir Ris Beach.

There are various schools within the vicinity, including MINDS Fernvale Gardens School, Fernvale Primary School & MK@Fernvale, Sengkang Green Primary School & MK@Sengkang Green, Fern Green Primary Primary School & MK@Fern Green, Springdale Primary School & MK@Springdale, Anchor Green Primary School & MK@Anchor Green, and Nan Chiau High School.

The development is nestled nearby the Woodlands Town Park East and the Woodlands Sports Centre, giving future residents access to leisure and exercise facilites.
