August 2022 HDB BTO Sales Launch: Ang Mo Kio, Bukit Merah, Choa Chu Kang, Jurong East, Tampines, Woodlands

7 BTO projects across 3 mature estates and 3 non-mature estates

The recent National Day celebration is a firm reminder that we are in the third quarter of 2022. With this, comes our quarterly BTO launch guide as HDB releases its third round of BTO projects for the year.

Couples and families awaiting the August 2022 BTO launch have a choice of mature estates (Ang Mo Kio, Bukit Merah, Tampines) and non-mature estates (Choa Chu Kang, Jurong East, Woodlands).

Central [email protected] – Ang Mo Kio – 896 Units Of 2-Room Flexi, 4-Room, 5-Room, 3-Gen

An estate under recent attention due to SERS at Ang Mo Kio Ave 3, Ang Mo Kio is the “older cousin” of Bishan: more mature and less glitzy.

This BTO project is located right in the heart of Ang Mo Kio, nestled among the town centre, Ang Mo Kio Public Library and Ang Mo Kio Polyclinic. Unusual for a mature estate that is still relatively centrally located, this project offers 2-room Flexi, 4-room, 5-room and 3-Gen flat types. The more common 3-room flat size is not available in this project.

As recently announced, residents affected by SERS will be able to ballot for this project. Up to 10% of the flats offered will be set aside for these applicants under the Resettlement, Relocation, SERS and Tenants’ Priority Scheme, which also covers other groups of buyers such as tenants of HDB rental flats.

Amenities: Being located at the edge of the town centre, there is no lack of amenities nearby. Aside from the HDB shophouses, there is AMK Hub, Jubilee Square, Broadway Plaza, Djitsun Mall and other retail options for future residents. F&B options are also plentiful with Ang Mo Kio Central Market & Food Centre and a plethora of small eateries and restaurants in the area. The library and polyclinic are also a short walk away for both children and the elderly to rejuvenate both their minds and bodies. Future residents (especially on the higher floors facing west) are also likely to overlook the greenery of Ang Mo Kio Town Garden West.

It is also accessible by public transport: 9 mins walk to Ang Mo Kio MRT in one direction and 12 mins walk to Yio Chu Kang MRT. Alternatively, you can take a short bus ride.

Families with children will appreciate the availability of schools:

Ang Mo Kio Primary School, Jing Shan Primary School and Mayflower Primary School are in the 1km intake zone, while Ai Tong School, Anderson Primary School, CHIJ St. Nicolas Girls’ School, Teck Ghee Primary School and Townsville Primary School are within 2km.

Secondary school options nearby include Anderson Secondary School, Yio Chu Kang Secondary School, Presbyterian High School, CHIJ St. Nicolas Girls’ School, Mayflower Secondary School, Ang Mo Kio Secondary School, Pierce Secondary School, Deyi Secondary School

Post-secondary school options include Anderson Serangoon Junior College, Eunoia Junior College, Nanyang Polytechnic and ITE College Central.

Ballot for this: If you like the bustle of a town centre and want a larger flat. This is one of the rare projects that offer 3-Gen flats which will make this perfect for multi-generational living. This is likely to be a crowd favourite, so hedge your ballot chances carefully and use your priority schemes wisely. The availability of 2-room flexi units means that families can tap on the Married Child Priority Scheme (MCPS) and Multi-Generation Priority Scheme (MGPS) to increase their ballot chances.

Alexandra Vale – Bukit Merah – 782 Units Of 3-Room, 4-Room

A mature estate, Bukit Merah or Redhill is one of the fringe HDB estates that outlay the CBD. It is just a short 10 to 15 mins direct drive to Raffles Place. This project was deferred from the May 2022 BTO launch.

Right next to Redhill MRT station, this site is likely to be one of the hot favourites in this May BTO launch. Nestled in an area studded with condominiums, it would take a fair amount of luck to ballot for this project successfully.

Additionally, Alexandra Vale will be integrated with 2-room rental flats to encourage inclusive living. These 38 rental units will be located in block 109B.

Amenities: Future homeowners would not only enjoy the proximity to Redhill MRT station but also access the many facilities in the area. Delta Sports Hall and Delta Swimming Complex are just next door, while a proposed civic & community institution will be built. The existing neighbourhood centre along Redhill Close is also easily accessible.

Families with school going children can also check out the nearby schools: Alexandra Primary School, Gan Eng Seng Primary School and Zhangde Primary School are within the 1-km intake zone while Blangah Rise Primary School, CHIJ (Kellock), Radin Mas Primary School and River Valley Primary School are within the 1-2 km distance. APSN Tanglin Special School, Bukit Merah Secondary School, Crescent Girls’ Secondary School, Gan Eng Seng Secondary School are other nearby schooling options.

Affordability: Mature estates tend to be on the pricey end for BTO flats. This is a PLH location and the subsidy recovery is 6%.

Ballot for this: If you want the convenience of an estate near CBD and close access to the MRT. This is likely to be a crowd favourite, so hedge your ballot chances carefully. Balloting for a 3-room flat may give you a better chance if you don’t mind the smaller space. In fact, first-timers balloting for 3-room flats in the previous Bukit Merah project (Bukit Merah Ridge) were all assured of a chance at flat selection.

Havelock Hillside – Bukit Merah – 869 Units Of 3-Room, 4-Room

Another Bukit Merah BTO launch, this site is on the side of Tiong Bahru/ Havelock area. The nearest MRT station is the upcoming Havelock MRT which is due to be opened this year.

Being nearer to CBD amongst the recently released Bukit Merah location, this site is likely to be sought-after by those who like city-fringe living.

Amenities: In terms of overall amenities, this location is less well-served compared to the other Bukit Merah site offered in the same launch. Kim Seng Community Centre is right opposite the site and there’s a proposed civic & community institution in the works nearby. Future residents will have to head down Havelock Road for Havelock Road Cooked Food Centre, Beo Cresent Market and the assortment of eateries and retailers. Tiong Bahru Plaza and Great World are also options that are just a short ride away. Alexandra Canal provides a spot of water and greenery along Alexandra Park Connector.

Families with school going children can also check out the nearby schools: Alexandra Primary School, River Valley and Zhangde Primary School are within the 1-km intake zone while Cantonment Primary School, CHIJ (Kellock), Radin Mas Primary School and Gan Eng Seng Primary School are within the 1-2 km distance. Outram Secondary School and Gan Eng Seng School are other nearby schooling options.

Affordability: Mature estates tend to be on the pricey end for BTO flats. This is a PLH location and the subsidy recovery is 6%.

Balloting for a 3-room flat may give you a better chance if you don’t mind the smaller space. Sun Plaza Spring – Tampines – 267 Units Of 4-Room, 5-Room

This is the smallest BTO offering in the August 2022 BTO launch at 267 units at Tampines, the eastern regional hub of Singapore. Despite the small number of units offered, it offers the larger flat types of 4-room and 5-room. This project is also located closer to the buzzing heart of Tampines, compared to previous launches.

Amenities: The site is located between Tampines MRT station and Tampines East MRT station, right next to Gongshang Primary School and the upcoming [email protected] Families with young children can also consider other options for schools: Chongzheng Primary School, Tampines North Primary School, Tampines Primary School, Yumin Primary School are all in the 1km intake zone. Pasir Ris Secondary School, Tampines Secondary School, Ngee Ann Secondary School and Dunman Secondary School are also nearby secondary school options.

Aside from schools, the site is next to Tampines North Community Club, Tampines Polyclinic and a proposed health and medical care building. Future residents can head towards the town centre where there is Tampines Mall, Century Square, Tampines Plaza, Tampines Swimming Complex and Tampines Regional Library.

Affordability: Mature estates tend to be on the pricey end for BTO flats.

Ballot for this: If you like living in Singapore’s eastern regional hub or have a larger family. The appeal is the relatively larger space while living in a self-contained mature estate. The relative distance from the central hub of Tampines also means that you can enjoy the amenities while still having some distance for tranquil living.

Keat Hong Grange – Choa Chu Kang – 980 Units Of 2-Room Flexi, 3-Room, 4-Room, 5-Room

The largest project in this August 2022 BTO launch, this Choa Chu Kang site offers the spectrum of 2-Room Flexi to 5-Room flat types.

The site is located along Keat Hong Link, some distance away from the main Choa Chu Kang/ Lot One town centre.

Amenities: The site is close to ITE College West, a proposed civic & community institution, proposed health & medical care buildings, and proposed Chinese. While it is far from the main Choa Chu Kang MRT station, future residents are served by the Bukit Panjang LRT with the nearest station being Keat Hong LRT station. Additionally, future residents can also tap on the established neighbourhood amenities at Keat Hong Colours (Choa Chu Kang Ave 7) with its assortment of eateries and U Stars Supermarket.

Affordability: The pricing for non-mature estates tends to be affordable.

The availability of 2-room flexi units means that families can tap on the Married Child Priority Scheme (MCPS) and Multi-Generation Priority Scheme (MGPS) to increase their ballot chances.

Jurong East Breeze – Jurong East – 562 Units Of 2-Room Flexi, 3-Room, 4-Room

Another estate in the west, this Jurong East site is situation some distance away from the buzzing Jurong East regional hub. Instead, it is tucked away in the corner of the Pan-Island Expressway and Jurong East Flyover, in between JE3 (Bukit Batok West) and JE4 (Toh Guan MRT station) of the Jurong Region Line (JRL).

Amenities: The site is next to Crest Secondary School and near to the neighbourhood centres along Jurong East St 24 with its assortment of eateries and mini mart. Taking a 20 min shuttle bus service would bring you to the heart of Jurong East with Westgate, JEM and JCube.

Aside from Crest Secondary School, families with children can consider Bukit View Primary School, Fuhua Primary School, Princess Elizabeth Primary School and Yuhua Primary School in the 1km intake zone.

Woodlands South Plains – Woodlands – 630 Units Of 2-Room Flexi, 3-Room, 4-Room

This Woodlands site offering brings a northern option for BTO applicants. Instead of the main Woodlands regional centre, this location is right next to the newly built Woodlands South MRT station, along the Thomson-East Coast Line (TEL).

While the draw of this site is being next to Woodlands South MRT station (and the convenience it entails), it is also balanced by the fact that it is one of the closest residential estates next to Sembawang Airbase.

Amenities: The site is next to Christ Church Secondary School. The estate will also be built around the existing mosque, Masjid Yusof Ishak. The site also sits just behind the Woodlands Health Campus which aims to provide fully integrated health services, ranging from acute care to long-term care.

Families with young children have the options of Innova Primary School, Woodgrove Primary School and Woodlands Ring Primary School in the 1km intake zone. Singapore Sports School, Christ Church Secondary School and Woodgrove Secondary School and the future permanent site of Yishun Innova Junior College are also nearby.
