About 7,960 flats across 6 HDB towns will be launched in the third and final HDB BTO launch of 2026. If you’re planning to book a flat during this launch, make sure you have a valid HFE letter first – it can take up to one month to process, so be sure to apply for one before 15 September 2026.
HDB has yet to reveal how each of the 7 sites in the October 2026 launch is classified, Standard, Plus or Prime, but we can make some educated guesses.

#1 Bedok (Bayshore Walk)

The first of two Bedok BTO projects in this launch are the latest additions to the new Bayshore estate, which promises “urban waterfront living”. They will be the third and fourth BTO launches, following Bayshore Palms and Bayshore Vista in October 2024. With these two providing a two-year head start, we can expect the estate to be quite lived in by the time these two new projects are ready for occupancy. Like the two earlier projects, we also expect these Bayshore launches to be classified as Plus.
This project is the smaller of the two, with slightly more than half the units available in the other project. It overlooks the East Coast Park beach and the Singapore Strait but is effectively next to East Coast Parkway (ECP).
This makes choosing this project a bit of a double-edged sword. Those living at the lower units may end up seeing less of the sea and more of the highway. That being said, the launch of private condominium Vela Bay next door earlier this year demonstrated the area’s popularity, with 72% sales on launch day.
This project offers few new amenities, with a minimart, 2 shops, and a preschool. That’s because the other project next door will provide the estate’s eating house, 2 additional shops and another 2 preschools. These are in addition to the many amenities expected to be built nearby, including the largest SAFRA Clubhouse in Singapore, as well as an upcoming integrated development connecting to the upcoming Bedok South MRT.
Both projects are situated next to Bayshore MRT station, which is the current teminus of the Thomson-East Coast Line (TEL). The TEL is expected to extend two more stations to Sungei Bedok by this year, which will also be on the Downtown Line. By the mid-2030s, the TEL should connect to Changi Airport, and then merge with the existing Changi Airport Line connecting Expo and Tanah Merah MRT stations.
Temasek Primary School and Temasek Secondary School are within walking distance, and the newly built Temasek Junior College nearby should be in operation by 2028, long before this project is ready. Bedok Green Primary School and Fengshan Primary School should be within the crucial 2km range.
Expect applications for the two Bayshore BTO launches to be combined, so successful applicants will be able to choose a unit from either project, pending availability.
#2 Bedok (Bayshore Drive)

The larger of the two Bayshore projects in this BTO launch has almost twice as many units as the other project. This also makes it the largest project in this October 2026 BTO launch. More than half are 2-room Flexi flats, earmarked for seniors and singles. This explains the project’s additional amenities of an Active Ageing Centre (Care) and a Kidney Dialysis Centre.
With more 4-room flats offered in this project compared to its neighbour, it is unsurprising to see two preschools among the new amenities. This is in addition to the preschool that will be built as part of the other Bayshore project.
One potential disadvantage of units in this project is that the waterfront views would possibly be blocked by the upcoming Vela Bay condominium as well as the other Bayshore BTO project in this launch. Nonetheless, those with units facing away from the sea can still enjoy the quaint, picturesque views of the Lucky Heights hilltop estate (assuming you get a high enough floor of course).
The same connectivity benefits and nearby schools mentioned in the previous project apply here as well since they are next to each other and connected to Bayshore MRT on the Thomson-East Coast Line.

#3 Geylang

The smallest of the 7 BTO projects being launched in this exercise, this project lies across Merpati Alcove, which was part of the October 2024 BTO launch. Since Merpati Alcove was classified as Plus, we can expect this project to also follow the same classification.
Like Merpati Alcove, this project will include only one new preschool. This suggests the existing neighbourhood amenities are more than sufficient for the influx of new homeowners.
Those working in the nearby Tannery Road/Kallang Way light industrial estate would likely appreciate living so close to work, and it’s also close to the Pan-Island Expressway, though heavy traffic along Aljunied Road during peak hours might be a concern.
Its proximity to Mattar MRT station on the Downtown Line, as well as being one stop away from Macpherson MRT interchange, which connects the Downtown Line to the Circle Line, means that there is no lack of connectivity options.
Nearby schools include Canossa Catholic Primary School, while schools like Cedar Primary School and Maris Stella Primary School are within that crucial 2km range.

#4 Sembawang

This is the sixth BTO launch in the Sembawang North estate, which Prime Minister Lawrence Wong has revealed plans to transform into a waterfront district. Unfortunately, this hasn’t translated well to the other recent launches, which have seen some of the lowest application rates, especially for 5-room flats.
Nonetheless, the entire estate is expected to evolve rapidly as families move in within months of each other. The first BTO launch in this area was as recent as July 2025. Amenities in this new project include an eating house, supermarket, 5 shops and a preschool. These amenities are impressive, given its location opposite the proposed commercial and residential development. This suggests the estate is expected to be relatively self-sufficient and may even serve residents from neighbouring projects.
The current lack of connectivity options in the area isn’t ideal, but families will have multiple schooling options nearby, including Endeavour Primary School, Wellington Primary School, Northoaks Primary School and Canberra Primary School. Canberra Secondary School is a little further out.

#5 Tengah

This BTO project in Tengah is the only one featuring 3Gen flats in this October 2026 launch. Located next to Plantation Verge, the BTO project launched in May 2023, it is also along the same Tengah Garden Avenue/Plantation Close thoroughfare as the private condominiums Otto Place and Novo Place.
It is also next to the upcoming Tengah Pond, bringing opportunities for community spaces and various recreational facilities that make this BTO project a waterfront living option.
Tengah’s landscape has also evolved since the last BTO launches in Singapore’s newest HDB town. The popularity of upcoming condominiums Otto Place, Novo Place, and Tengah Garden Residences reveals growing confidence in the estate. The latter development was 99% sold at launch, despite being located deep within the growing town.
Tengah offers multiple schooling options, from nearby Pioneer Primary School, Jurong Primary School and Princess Elizabeth Primary School, to the upcoming Kranji Primary School and Bukit View Primary School. It is just outside the 1 kilometre range for the upcoming Anglo-Chinese School (Primary), but should still be within the crucial 2 kilometre range. Other nearby institutions include Jurongville Secondary School and Bukit Batok Secondary School, as well as tertiary institution Millenia Institute and international school Dulwich College.

#6 Toa Payoh

This BTO project is likely to be classified as Prime, given its proximity to Caldecott MRT interchange, which connect the Circle Line to the Thomson-East Coast Line. It is also the first Community Care Apartments to be launched following the recent announcement to make these type of units available to younger seniors aged 55 and above.

The massive project, billed as being situated in Toa Payoh West, is part of HDB’s rejuvenation efforts for Toa Payoh, providing housing options for those who want to live closer to their parents in one of Singapore’s oldest HDB estates. It is across the road from Toa Payoh Ascent (which was part of the July 2025 launch) and classified as Prime. We can therefore expect this project to also be classified as Prime.
The project will be next to an upcoming mixed-use development, which will incorporate residential units and a shopping centre, as well as a new neighbourhood park. Notwithstanding these future amenities, the project will already have its own food court, supermarket, 4 shops and even a fast food restaurant. For residents that need them, there is also a preschool and an Active Ageing Centre.
Ultimately, it is the proximity to Caldecott MRT Interchange (for the Circle Line and the Thomson-East Coast Line), and Braddell MRT Station (for the North-South Line) that makes this location ideal.
For parents with younger children, the project is close to Marymount Convent School, CHIJ Primary School (Toa Payoh), CHIJ Secondary School (Toa Payoh) and Raffles Girls’ School (Secondary).
#7 Yishun
Project Name: TBA

The latest BTO project in the new Chencharu estate, following Chencharu Grove (launched in October 2025), Chencharu Vines and Chencharu Green (launched in February 2025) and Chencharu Hills (launched in June 2024).
With around 650 5-room flats on offer, it should continue to reflect the healthy demand that we’ve seen in previous BTO launches in the estate. Last year, there were a total of 1,663 applications for Chencharu Grove’s 236 5-room flats.
Needless to say, the estate will be quite established by the time homeowners move into this latest development. That is why, despite the large number of units available, the project has only two preschools planned.
Most amenities are already available in the neighbouring Khatib estates and at the HomeTeamNS building. Its proximity to Khatib MRT station on the North South Line is the biggest draw, as well as being situated next to Peiying Primary School and Naval Base Secondary School.
