November 2022 HDB BTO Sales Launch: Bukit Batok, Kallang/Whampoa, Queenstown, Tengah, Yishun

One of the biggest BTO launches with 9 projects in total: 3 projects in Yishun and 3 projects in Queenstown


With rising resale property prices, demand for affordable housing is increasing as more home buyers make the choice to ballot and wait for subsidised BTO flats instead of paying the price on the resale market.

In line with HDB’s promise to address the growing demand for housing, this year’s November BTO launch is a bumper crop with 9 projects across 5 estates, spanning mature and non-mature estates across the island.

West Glades @ Bukit Batok, Bukit Batok – 790 Units Of 2-Room Flexi, 3-Room, 4-Room And 5-Room

Known for Little Guilin, the Bukit Gombak side of Bukit Batok has often been overshadowed by Bukit Batok Central and new development in the nearby Tengah. This new BTO project is located in a part of the existing Bukit Batok Hillside Park, at the opposite end from West Hill@Bukit Batok which was launched in February 2021.

Amenities: Residents will enjoy the greenery of the proposed nature park that will take place of the existing Bukit Batok Hillside Park and the Bukit Batok Park Connector. Families can head to the neighbourhood centre along Bukit Batok Street 41 and Le Quest Shopping Mall or the Bukit Gombak Neighbourhood Centre next to the Bukit Gombak MRT for their grocery, retail and dining needs.

Bukit Gombak MRT is about 10 mins walk away or a short bus ride away.

For families with children, there is MOE Kindergarten (MK@Dazhong). Primary schools within the one km intake radius are Dazhong Primary School, Lianhua Primary School and St Anthony’s Primary School.  Dunearn Secondary School, Swiss Cottage Secondary School, Hillgrove Secondary School and  Bukit Batok Secondary School are nearby secondary school options.

Garden Waterfront I & II @ Tengah, Tengah – 2,077 Units Of 2-Room Flexi, 3-Room, 4-Room And 5-Room

Continuing the development of Tengah, this project is the largest of the November 2022 BTO launch. The project is actually intersected by a park and split across two adjacent plots with a total of 2077 units of 2-room flexi, 3-room, 4-room and 5-room flats.

Amenities: Buffered by the proposed Tengah Pond and Park, residents will enjoy a slice of greenery instead of facing the Pan-Island Expressway directly. Around the area are proposed health and medical care centres, proposed church, proposed petrol station, and nearby proposed primary school and civic and community institutions. As Tengah is designed to be car-lite and filled with greenery, there are also multiple proposed parks and common green areas.

The larger plot will be right next to JS4 (Hong Kah) station on the Jurong Regional Line (JRL) which makes this project highly accessible for households that rely on public transport.

For families with children, there will be a proposed primary school built nearby. Jurong Primary School and Shuqun Primary School are also likely to be in the 1-km intake area. Jurongville Secondary School and Hua Yi Secondary School are also nearby schooling options.

Ballot for this: If you believe in the potential of Tengah to be the next Punggol and the potential appreciation. While the prices are likely to be highly affordable, the initial years of developing Tengah is likely to be tough on early residents. Be prepared to make plenty of visits to Jurong East or online deliveries in the meantime.

Aranda Breeze @ Yishun, Miltonia Breeze @Yishun, Vanda Breeze @Yishun, Yishun – Total of 3 Projects

For this November 2022 BTO launch, there are 3 Yishun projects available, all located next to each other along Yishun Avenue 1/ the future road extension of Miltonia Close. As the 3 projects are located next to each other, the following amenities and past application rates analysis apply to all 3 projects.

Amenities: Overlooking the Lower Seletar Reservoir and Park, residents will enjoy both greenery and waterfront views. However, the distance to the nearest MRT (Khatib MRT station) is the price to pay for the closeness to nature. The future road extension will improve accessibility and there are two existing bus routes that lead to the MRT stations (bus 117 to Khatib MRT and bus 103 to Yishun MRT).

There will be a proposed health and medical care centre and place of worship built next to the projects. Residents can travel a little farther to Yishun Mall and Yishun Park Hawker Centre for nearby dining options, or head further out towards Khatib Central or Yishun Town Centre for more options. Other notable amenities include SAFRA Yishun and Yishun Park for recreation, Khoo Teck Puat Hospital and Yishun Community Hospital for healthcare.

For families with young children, MOE Kindergarten@Northview and MOE Kindergarten@Huamin are nearby. Huamin Primary School and North View Primary School are also likely in the 1km intake zone. Northbrooks Secondary School and GEMS World Academy are also in the immediate vicinity.

Kallang Horizon, Kallang/ Whampoa – 477 Units Of 3-Room And 4-Room (PLH) 

Following the recent PLH development of King George’s Height during the February 2022 BTO launch, this is also a Prime Location Public Housing (PLH) development. Model. A city-fringe mature estate, Kallang/Whampoa is a great location who want to be near the city centre without staying in the bustle.

The smallest project of the launch, this sits right next to the Kallang MRT station and is likely to be integrated with the proposed bus interchange.

Amenities: In terms of accessibility by public transport, this project can’t be beat with both the MRT and buses at your doorstep. Residents can also enjoy the riverfront greenery along the Kallang River and park connector

For neighbourhood centres, residents can head to the nearby Upper Boon Keng Market and Food Centre, as well as the Geylang West CC for their community needs. For even more retail therapy, the bustling city centre and Bugis Junction is just a quick train ride away.

Unfortunately, families with children may find this inconvenient if you have not secured your schooling options. There are no primary schools within the 1-km intake zone nearby. While convenient for working adults working in the city, the city fringe location is sparse on schooling options for young children.

Queenstown

Unlike the Yishun offerings, the 3 Queenstown projects are located at different parts of the town with their individual characteristics. Given the track record of past Queenstown BTO launches being classified under the PLH model, these projects are likely to be under the PLH too.

Ulu Pandan Banks, Queenstown – 1,330 Units Of 3-Room, 4-Room (PLH)

This project is the largest of the 3 Queenstown launches with 1,330 units of 3-room and 4-room flats. It is located on near Dover MRT station and is part of the new Ulu Pandan development. It’s a PLH development.

The development of this area, also known as Dover Forest, was initially met with conservation concerns. Since then, HDB has incorporated nature conservation measures including comprising a linear park along the Ulu Pandan Canal, a park with natural stream on the eastern side and a green corridor for eco-connectivity and to retain the biodiversity of Dover Forest.

Amenities: Residents will enjoy the closeness to nature with the accessibility of being near Dover MRT station. As highlighted by HDB, the development of Ulu Pandan will retain much of the natural greenery and diversity of Dover Forest.

A new health and medical care centre will be built in the vicinity. However, residents will expect to take a trip to Buona Vista for their major retail and dining needs at Star Vista.

In terms of schools, Singapore Polytechnic is right opposite the estates while Henry Park Primary School is within the 1km intake zone. Secondary school options include New Town Secondary School, Nan Hua High School, NUS High School and School of Science and Technology.

Queensway Canopy, Queenstown – 996 Units of Community Care Apartments, 3-Room, 4-Room

This is the second launch of Community Care Apartments and will be covered under the Health District@ Queenstown. This project will also include 3-room and 4-room flat types, integrating the community together with senior assisted living concept. This project is next to the previous BTO launch – Queen’s Arc.

Amenities: Located near Alexandra Hospital and Alexandra Fire Station, this project is close to the retail hub of Alexandra including IKEA, Anchorpoint, Alexandra Central and Queensway Shopping Centre. It also near to Alexandra Village Food Centre and the surrounding neighbourhood centre. Residents can also enjoy the greenery of the Rail Corridor which borders one side of the project.

However, the nearest MRT station (Queenstown) is about 15 mins walk away or a short bus ride away.

Families with school-going children have some options for secondary schools including Queensway Secondary School, Queenstown Secondary School, Bukit Merah Secondary School, Fairfield Methodist School (Secondary) and Anglo-Chinese School (Independent).

Located just across from Buona Vista MRT station, this project is right next to the recently launched Ghim Moh Ascent. This project is the only Queenstown project that offers the 2-room flexi flat type which may increase your balloting strategies. This is a PLH development.

Located opposite Civil Service College and Buona Vista CC, this Queenstown project is a short walk away from Buona Vista MRT station. Residents will be well served by two neighbourhood centres along the nearby Ghim Moh Road and Holland Drive farther away.

For families with school-going children, Henry Park Primary School, Fairfield Methodist School (Primary) and New Town Primary School are within the 2-km distance. Other schooling options include Anglo-Chinese School (International), Anglo-Chinese Junior College and Fairfield Methodist School (Secondary).
