2-Room Flat At Almost $700,000? Why SkyParc @ Dawson Resale Flats Are Breaking Sales Records

When news broke that a 506 square foot 2-room flat at SkyParc @ Dawson changed hands for a record-breaking $695,000 in February 2026, eyebrows were raised across Singapore. The previous record for a unit of this size was $550,000, over 20% lower. For many, this figure seemed more in line with private condominiums than public housing. But SkyParc @ Dawson isn’t just any HDB project; it’s the result of a confluence of factors that make it more appealing than other estates in Singapore.

#1 High Floors, High Demand

The particular 2-room unit at Block 95 Dawson Road that sold for $695,000 was on the 34th storey, making it one of the tallest 2-room units in Singapore. Regardless of whether they’re HDB flats or private condominiums, high-floor units often command significant premiums in Singapore. Flats in the Dawson area of Queenstown offer unbeatable panoramic views of the city skyline and surrounding greenery.

For many buyers, the allure of privacy, ventilation, and prestige associated with elevated living makes the extra cost worthwhile. It’s no coincidence that some of the most eye-popping transactions involve units perched on the upper levels.

#2 The Dawson Effect

SkyParc @ Dawson is also part of a grander vision for the Dawson estate, which began with the launches of SkyTerrace @ Dawson and SkyVille @ Dawson back in 2016. Under the HDB Remaking Our Heartland initiative, the estate was built around the concept of “Housing in a Park”. The Dawson Landscape Master Plan guided the design and landscaping around these launches, ensuring seamless integration with beautiful, functional, pervasive greenery. This even extends to the plants hanging on the walls of the multi-storey car park and sky gardens on multiple levels of each block of flats.

It is 7 years from the date of selection of the replacement flat or 5 years from the date of occupation, whichever is earlier. Drivers enjoy proximity to major roads like Alexandra Road, and the Ayer Rajah Expressway.

On its own, paying almost $700,000 for a 2-room HDB flat may not seem to make sense, but when considering all these factors, it can explain why SkyParc @ Dawson, and Dawson estate as a whole, can be expected to smash resale price records for months to come.
