A reported 13,480 HDB flats are expected to reach the end of their 5-year Minimum Occupation Period (MOP) in 2026. This is almost double the reported 6,970 units that reached MOP in 2025. While the supply is spread across 22 projects in 14 HDB towns, they’re mostly concentrated in 5. #1 Punggol
The supply in Punggol is concentrated in the Punggol Northshore district, where the first residents moved into Northshore Residences I & II and Waterfront @ Northshore I & II in 2020. An additional 1,021 units can be found in neighbouring Northshore StraitsView, all of which would reach MOP by 2026.
Billed as HDB’s first smart and sustainable district, we can expect a high demand for Punggol Northshore units now that they’ve reached the end of the MOP. Here is a breakdown of the total number of units at each of these projects.

Like Punggol, the supply in Queenstown is concentrated in one district. This time it’s the Dawson district, with units in SkyOasis @ Dawson, SkyResidence @ Dawson, and SkyParc @ Dawson, all reaching the end of their MOP in 2026.
These are expected to echo the high demand for units in neighbouring SkyVille @ Dawson and SkyTerrace @ Dawson, where the median resale price for 4-room flats exceeded $1m in 2025.

The MOP projects in Tampines are located in two parts of the massive town, with Tampines GreenVerge in the north, and both Tampines GreenFlora and Tampines GreenBloom in the west. Tampines GreenVerge is easily the biggest project to MOP in 2026, with a total of 2,022 units potentially up for sale.

#4 Toa Payoh
Toa Payoh makes the list due to a single major project that with MOP in 2026 – Alkaff Oasis. All 1,594 units in this Bidadari project will be in high demand once they are eligible.
Back when it launched in February 2016, it attracted a ridiculous amount of attention, with application rates of 7.6 first time buyers and 75.6 second time buyers.
