February 2026 BTO Sales Launch Guide: Bukit Merah, Sembawang North, Tampines, Toa Payoh

4,692 BTO flats launched, including 1,052 in Bukit Merah and 255 in Tampines Central.


The first HDB BTO launch of the new year 2026 is in February, with 4,692 flats available. If you’re planning to book a flat during this launch, make sure you have a valid HFE letter first – it can take up to one month to process, so be sure to do it as soon as possible.

What’s New In The February 2026 HDB BTO Exercise

From January 2026, HDB will introduce a new Play Values Framework to guide the design of HDB playgrounds. This will lead to more engaging and diverse play experiences as they are specifically designed to encourage holistic development through physical, social, and creative play. The Framework was piloted at Mount Pleasant Crest, one of the BTO launches in October 2025.

People applying for a new BTO flat should know the new flat classification framework by now, where BTO flats are sold as Standard, Plus or Prime. HDB has now revealed the classification of each of the 6 sites for the February 2026 launch: 3 are classified as Standard, 2 as Plus, and 1 as Prime.

#1 Bukit Merah

The former Redhill Close estate consisted of seven-storey SIT flats, which were demolished in 2023. In their place will be two new BTO launches: the first, Redhill Peaks, launched in the October 2025 exercise with 1,021 units. This will be the second, also called Redhill Peaks, with a total of 1,052 units. As in the October 2025 exercise, this launch is classified as Prime and has a 12% subsidy recovery rate.

New amenities expected as part of this project include a preschool and a residents’ network centre. Existing amenities abound just across the road at Bukit Merah Central, with Bukit Merah Bus Interchange and Redhill MRT station both within walking distance.

Nearby schools include Gan Eng Seng Primary School and Bukit Merah Secondary School next door, as well as Zhangde Primary School, Alexandra Primary School, and Gan Eng Seng School.

#2 Sembawang (Sembawang Drive)

As one of the newest HDB estates, Sembawang North was mentioned by Prime Minister Lawrence Wong in his National Day Rally speech last year. The first BTO project, Sembawang Beacon, launched in July 2025’s exercise. In February 2026, two neighbouring projects will be launched in Sembawang North.

This site, now known as Sembawang Voyage, will have more units than its neighbour, Sembawang Deck, and will feature taller residential blocks, ranging from 26 to 29 storeys. This is because the Gross Plot Ratio (GPR) of this site is 4.5, compared to the 4.0 GPR of Sembawang Deck.

This project will include a preschool, and the tallest block, 445A, will be integrated with sold and rental units. Based on the Draft Master Plan 2025, a commercial site is expected to be developed next to this site, so residents can expect more convenient amenities once it is built.

The current lack of connectivity options in the area isn’t ideal, but families will have multiple schooling options in the vicinity including Endeavour Primary School, Wellington Primary School, Northoaks Primary School and Canberra Primary School. Canberra Secondary School is a little further out.

#3 Sembawang (Admiralty Lane)

As mentioned earlier, Sembawang Deck has relatively shorter residential blocks compared to its neighbour, Sembawang Voyage, due to a GPR of 4.0. Blocks here have between 20 and 25 storeys. However, it is the only site of the two to offer 84 3-room flats.

This project also includes significantly more amenities, including a preschool, an eating house, a minimart and four shops. It will be next to an upcoming park as well as a proposed nursing home.

As we mentioned earlier, the lack of connectivity options in the area isn’t ideal, but expect that to change in the future as more BTO projects launch in the new Sembawang North estate.

BTO launches in Tampines have been rare over the past several years. Simei Symphony, launched in July 2025, and Tampines GreenTopaz, launched in June 2024, were both on the fringes of the Tampines HDB town. Therefore, Tampines Nova, located just five minutes from the Downtown Line exit of Tampines MRT Interchange and Our Tampines Hub, is expected to be extremely popular given its central location. This is also why it is classified as Plus, with a 6% subsidy recovery rate.

The only amenity announced for this project is a preschool, but with its excellent location within Tampines Central, there’s no real need for additional amenities. Access to Tampines MRT Interchange gives residents the convenience of both the Downtown Line and the East-West Line, and the proximity to both Tampines Concourse Bus Interchange and Tampines Bus Interchange is an added bonus.

Notably, the two Tampines BTO launches in this exercise are significantly limited, with only 255 units at Tampines Nova.

Parents with younger children have lots of options. Primary schools nearby include Poi Ching School, Gongshan Primary School, Tampines Primary School, St. Hilda’s Primary School, Yumin Primary School, Chongzheng Primary School, and Junyuan Primary School. Other schools include Junyuan Secondary School, Pasir Ris Secondary School, Tampines Secondary School, St. Hilda’s Secondary School, and Springfield Secondary School.

#5 Tampines (Tampines Avenue 1)

The other Tampines BTO launch, Tampines Bliss, is located slightly further away along Tampines Avenue 1 and Tampines Street 22. This site was Angsana Primary School until the school relocated in 2022. It was known as Griffiths Primary School from 1988 to 2015.

Because it is about a 10-minute walk from both the Tampines MRT Interchange and Tampines East MRT station, it is classified as Standard.

Amenities at this project include a preschool and an eating house.

Parents with younger children have lots of options. Primary schools nearby include Tampines Primary School, Yumin Primary School, Chongzheng Primary School, and Gongshang Primary School. Other schools include Pasir Ris Secondary School, Tampines Secondary School, and Ngee Ann Secondary School.

#6 Toa Payoh

On the edge of Toa Payoh town, known as Kim Keat, this site is located next to the Central Expressway (CTE), making it highly accessible for drivers, while a healthy number of bus services make up for the distance from both Toa Payoh MRT and Potong Pasir MRT.

Toa Payoh is considered a mature estate and is close to the city centre. However, due to the limited connectivity by public transport, this site is classified as Plus with a 6% subsidy recovery rate.

Amenities announced with the project include a preschool, an eating house, a minimart and 4 shops, meaning it is quite a self-sustainable site.

Perhaps the biggest draw for this site is undoubtedly its proximity to popular schools like Pei Chun Public School and St. Andrew’s Village, which houses the Junior School, Secondary School and Junior College.
