The expectation of lower interest rates by the end of the year has led to a decline in yields for government securities and fixed deposits. This has led to retail investors seeking alternatives that will help diversify their investment portfolio and potentially boosting returns. Fortunately, there are now several platforms in Singapore that are licensed by the Monetary Authority of Singapore (MAS) to offer alternative investment products.
#1 BigFundr
BigFundr offers investments backed by real estate with shorter tenures that boast higher returns. The MAS-licensed platform sources for property developers in Australia, UK and Singapore who are looking to borrow money. BigFundr then gets retail investors to loan money in exchange for a fixed interest rate over a specific period of time, from as little as S$1,000.
On the BigFundr website, you can preview a comprehensive list of past real estate-backed loans on its platform. Since its founding in 2021, BigFundr has collateralised more than 164 real estate-backed investment opportunities, with zero instances of non-performing loans to date.
#2 RealVantage
Another real estate-backed investment platform is RealVantage, which also allows you to invest in properties worldwide, giving retail investors access to institutional-grade real estate. Recent properties jointly acquired by the MAS-licensed platform include a South Korean logistics facility in Incheon and the Arthouse Hotel in Glasgow, Scotland.
With RealVantage, you can diversify across multiple properties – this includes commercial offices, residences, hotels, retail malls, logistics centres, data centres and more, at fractional investment amounts. Either choose to co-invest and participate in a developer’s profit or provide a loan to a real estate owner for a fixed tenure and coupon rate.
#3 Fraxtor
A third real estate-backed investment platform is Fraxtor. Many of the MAS-licensed platform’s projects are based in Singapore, but also include properties in Australia, the UK and Japan.
Fraxtor’s platform is blockchain enabled, and aims to provide investors with easy access to global real estate investment opportunities.
#4 Arta Finance
Private credit, also known as private debt, refers to financing provided to a borrower by a non-bank investor. Borrowers are usually small or medium-sized enterprises who may not be able to borrow from a bank for various reasons. Arta Finance is an MAS-licensed platform that connects investors with private market firms, that allow you to invest in funds, growing companies, real estate, and startups.
#5 Moonfare
Private equity investments often require a substantial amount of due diligence. Moonfare claims that fewer than 5% of available private market funds pass their rigorous ground-up due diligence process. The MAS-licensed platform gives you the opportunity to invest in specific private equity funds, the private equity secondary market, and even co-investments with leading fund managers.
#6 Whisky Cask Club
For those looking for a truly unique alternative investment in Singapore, the Whisky Cask Club allows you to buy various casks at wholesale prices. Choose from new casks if you’re on a budget or looking for a longer-term investment, or a premium cask aged 20 years or more if you’re looking for something more short-term.
#7 AltVest
Looking beyond whisky casks? AltVest allows you to invest in artwork by notable artists including Banksy and Picasso, rare coins, as well as high-performance luxury cars from Aston Martin and Bugatti.
