Which would you choose? A seaview home at Punggol or a 3-minute walk away from Eunos MRT?

The final Build-To-Order (BTO) launch for 2017 is a boon for Singaporeans looking to stay in the eastern part of the country. Four locations will be on offer in the upcoming launch, with a good mix of different sized units to cater to family of all sizes.

Non-Mature Estates

#1 Punggol – 390 Units, Location: Opposite Marina Country Club, Near Samudera LRT (4-Room, 5-Room)

The first of our four locations bring us to the ever-expanding town of Punggol. There are only 4-room and 5-room units available in this development, suggesting that your future neighbours are likely to be bigger families, or young couples starting on their marriage life together.

Our Analysis:

If you are looking to get “seaview” home while paying HDB type of price, this is it.

Opposite the privately run Marina Country Club (which is open to the public on a per-use basis), you could even try imagining on some days that you are living in Sentosa Cove, minus the inaccessibility.

Public transport access is convenient enough with the Samudera LRT merely a few minutes walk away.


#2 Sengkang (Location 1) – 1,300 Units: Beside Ju Eng Home For Senior Citizens (2-Room Flexi, 3-Room, 4-Room, 5-Room & 3Gen)

The larger of the two locations in Sengkang, this development offers a total 1,300 units ranging from the smallest 2-room Flexi to the largest 3Gen flat. HDB has also indicated that about 570 rental units comprising of 1-room and 2-room rental flats are included as part of the 1,300 units on offer. So the total amount of flats made available for buyers will actually be lower.

Our Analysis:

Location wise, it will take you about 15 to 20 minutes to reach Sengkang MRT station. This means a slightly longer daily commute if the MRT is your public transport of choice. There are a couple of LRT stations in the vicinity (Fernvale, Thanggam) but they are also about a 10 minutes walk away.

In terms of amenities, Seletar Mall is about 10 minutes walk away while Greenwich V is slightly further, at about a 15 minutes walk, or a 5-minute bus ride.

#2 Sengkang (Location 2) – 200 Units: Opposite Farmway LRT (2-Room Flexi, 3-Room)

The smaller of the two locations in Sengkang is comparatively much closer to the town center, where the MRT station is located. However, it only offers 200 units of 2-Room Flexi and 3-Room flats, which means that it’s likely to be targeting older homeowners looking to right size to a smaller unit during their retirement.

Our Analysis:

With Farmway LRT station right at its doorstep, getting to Sengkang MRT Station would be a relatively quick commute. The development is also in the midst of many other HDB flats so amenities wouldn’t be an issue. The Sengkang Sports Centre is right beside so those looking to keep themselves fit will have no reason to be skipping on their morning exercise.


Mature Estates

#3 Geylang – 740 Units, Location: Beside Eunos MRT, Eunos Food Centre (2-Room Flexi, 3-Room, 4-Room)

The crown jewel of this BTO launch as far as location goes. If you have been living in the east, you would already kind of know where this development is. There will be 740 units available from 2-room Flexi, 3-room and 4-room flats.

Our Analysis:

Location wise, being a mere 3 minutes walk away from Eunos MRT is pretty much unbeatable. There are also quality food choices around the area to choose from as well for those of you who are worried about getting hungry at night.

Beyond just purely staying there, the potential for price appreciation for units in this development is pretty good; especially since the other HDB blocks around the area are much older. And while this may not be The Pinnacle@Duxton, we believe demand for HDB flats in the Geylang/Eunos area will continue to remain high in the years to come, simply because there is limited land space for new developments.

Expect this BTO to be significantly oversubscribed.

# 4 Tampines – 2,200 Units, Location: Tampines Ave 12, (2-Room Flexi, 3-Room, 4-Room, 5-Room)

A total of 2,200 HDB units will be built on the area that used to be a mountain bike trail. For those of you who stay in the Tampines or Pasir Ris area, the location of this estate is situated right near the middle of the MRT route between Tampines to Pasir Ris.

Our Analysis:

Nestled between where Tampines and Pasir Ris MRT isn’t necessarily an advantage. Location wise, it’s neither here nor there. A feeder bus can bring you to Tampines MRT but that will mean additional time on your daily commute.

On the flipside, with the opening of the downtown line, Tampines residents, both past and present, will be able to choose between two different lines to bring them into the Central Business Distract (CBD). That means a higher chance of getting a seat on the MRT!
