June 2026 BTO Sales Launch Guide: Ang Mo Kio, Bishan Lakeview, Berlayar, Sembawang North

Lakeview Cascadia and Berlayar Rise BTO launches are classified as Prime.


The second HDB BTO launch of 2026 in June is here, with 6,952 flats available across 7 projects. If you’re planning to book a flat during this launch, make sure you have a valid HFE letter first – it can take up to one month to process, so do it as soon as possible.

HDB has revealed how each of the 7 sites in the June 2026 launch is classified, Standard, Plus or Prime, and there are 2 Prime, 2 Plus and 3 Standard projects available.

The first of two Ang Mo Kio BTO projects in this launch is situated within the Kebun Baru estate and was formerly the site of Kebun Baru Primary School in 2002. It was used as a holding school for several schools, including CHIJ St Nicholas Girls’ School from 2010 to 2013, Anderson Primary from 2014 to 2015, and Mayflower Primary and the MOE Kindergarten@Mayflower from 2019 to 2022.

New amenities expected as part of Kebun Baru Ridge include an eating house, minimart, and 4 shops, which will make up the first storey of the multi-storey carpark. Part of the first storey of Block 184B will be a preschool, and a residents’ network centre will be part of the second storey of Block 184A.

You don’t need to be a property expert to realise how popular this site will be, with its proximity to Mayflower MRT station on the Thomson-East Coast Line. With the neighbouring HDB flats already around 40 years old, the longer leases this BTO promises will be very attractive. As if it needed more reason to be popular, Kebun Baru Ridge has been announced as one of the shorter waiting time (SWT) projects for this launch, with residents needing to wait only 3 years, 1 month before they can collect their keys.

However, since this launch is classified as Plus, the resale value may take some time to be realised due to a 10-year Minimum Occupation Period (MOP).

For families with schoolgoing children, however, it’s a no-brainer, with CHIJ St Nicholas Girls’ School, Ai Tong School and Rosyth Primary are nearby.

#2 Ang Mo Kio (Ang Mo Kio Avenue 1)

What is interesting about the Kebun Baru Breeze, the second Ang Mo Kio BTO launch is the predominance of 2-room Flexi flats. The last time we saw such a launch was Yishun Glade in October 2025, which received a healthy response, reflecting the high demand for such flats among both seniors and singles.

The only new amenity expected as part of Kebun Baru Breeze is a preschool, but this area already has several existing amenities thanks to the older Kebun Baru estate nearby.

Like Kebun Baru Ridge, the other Ang Mo Kio project in this launch, there are several schools within the area, including Ang Mo Kio Primary School, CHIJ St. Nicholas Primary and Secondary Schools, and Ai Tong School. Both Mayflower Secondary School and Peirce Secondary School are within relative walking distance, and Eunoia Junior College is just a few bus stops away.

#3 Bishan (Upper Thomson Road)

This is the first of three launches in the Lakeview/Shunfu area, according to HDB’s announcement earlier this year. In total, about 1,600 units will be launched, with Lakeview Cascadia already taking up the lion’s share at 1,221 units. Expect the other two projects to be launched in the next two years.

The announcement of this first Lakeview BTO project also revealed blocks ranging from 18 to 40 storeys, with many units on higher floors enjoying scenic views of MacRitchie Reservoir next door. Well, at least while the three 50-year-old 21-storey HUDC blocks in Lakeview estate still stand. There’s no guarantee that whatever eventually replaces them won’t block the view.

Despite already being located at the edge of the popular Upper Thomson stretch, as well as the rest of the existing Shunfu estate, Lakeview Cascadia will still have several new amenities. These include an eating house, a minimart, 4 shops, a preschool, and a residents’ network centre. This suggests that the Lakeview Cascadia will be a self-sufficient node on which the next two launches in the area will depend.

With its proximity to Marymount MRT station on the Circle Line, and relative proximity to Bishan MRT Interchange, which connects the Circle Line to the North-South Line, Lakeview Cascadia is extremely well-connected. Families with school-going children will undoubtedly appreciate its proximity to Raffles Institution, Catholic High School and Whitley Secondary School.

#4 Bukit Merah (Berlayar Drive)

This is the second BTO launch at the former Keppel Club golf course, and it’s arguably the most anticipated one. Not only is it situated next to Telok Blangah MRT Station, but it is also part of the Greater Southern Waterfront and will feature skyrise greenery and landscaped terraces, allowing residents to live in an eco-friendly environment.

Berlayar Rise will also feature a range of new amenities, including an eating house, a supermarket, 4 restaurants and cafes, and 8 shops. These will be housed on the first storey of the multi-storey carpark. The preschool will be part of a separate building, while the residents’ network centre will be on the first storey of Block 201B.

With about 1,960 units in this launch, Berlayar Rise is also the biggest project for this exercise, and twice the size of the first launch, Belayar Residences, in October 2025. However, because of the scale of the project, it will be completed in two phases: the three blocks next to Telok Blangah MRT station will be completed first, in slightly over 4 years, while the remaining three blocks will take an extra 5 months to complete.

The six blocks have varying heights, from 33 storeys at Block 204B to 49 storeys at Block 201A. Just like Belayar Residences, units in Berlayar Rise will also come with a 14% subsidy recovery rate, the highest for any Prime BTO launch.

Furthermore, because Belayar Rise is the only launch in Bukit Merah, if you are successful in the balloting process, you will be choosing a unit from this project. Previously, those who balloted for Berlayar Residences also had to fight with those hoping to get a unit at Redhill Peaks.

The combined Berlayar Residences and Redhill Peaks ballot in October 2025 saw 5,521 applicants vying for the 1,078 4-room units available, which led to an application rate of 3.1 for first-timer families, and 23.8 for second-timer families.

#5 Sembawang (Sembawang Drive)

There are two Sembawang North launches in this BTO exercise, with a total of 2,000 units spread out across several unit types. This will be the fourth and fifth BTO launches in this neighbourhood, following Sembawang Beacon in July 2025, and Sembawang Deck and Sembawang Voyage in February 2026.

As one of the newest HDB estates, Sembawang North was mentioned by Prime Minister Lawrence Wong in his National Day Rally speech last year, with future plans to redefine Sembawang as a waterfront district. Unfortunately, this hasn’t translated well to the launches in February this year, which saw some of the lowest application rates from that exercise.

The good news is that both Sembawang Portico, and its neighbour Sembawang Brook, are shorter waiting time (SWT) flats. This project is expected to be ready in 2 years, 7 months.

The current lack of connectivity options in the area isn’t ideal, but families will have multiple schooling options in the vicinity including Endeavour Primary School, Wellington Primary School, Northoaks Primary School and Canberra Primary School. Canberra Secondary School is a little further out.

#6 Sembawang (Admiralty Street)

Sembawang Brook arguably has the most interesting location of the five announced projects in this new neighbourhood so far. It is along Admiralty Street, which currently includes several industrial units, two temples, and Acacia Home, a welfare home for elderly destitute men. Two more temples, a church, and a school are also expected to be built in the area.

With such close proximity to industrial buildings, religious buildings, and a school, you can expect a steady flow of people at all times of the day. This explains why Sembawang Brook will include several new amenities, such as an eating house, minimart, and 4 shops under one roof, while two preschools are part of the multi-storey carpark building, and a residents’ network centre will be part of Block 440A. This makes the estate very self-sufficient even though there are plans for a larger commercial development nearby along Admiralty Lane.

Under new measures by the BTO Coordination Committee, all the amenities are expected to be ready about six months after the first batch of residents collect their keys. Fortunately, as a shorter waiting time (SWT) project, residents of Sembawang Brook can expect to collect their keys after 2 years, 9 months.

#7 Woodlands (Woodgrove Avenue)

Woodgrove Acres, located along Woodgrove Avenue, may not seem like the most ideal location, as it’s not that close to either Marsiling MRT station on the North-East Line or Woodlands South MRT station on the Thomson-East Coast Line.

But once a year, this neighbourhood comes alive or, perhaps more appropriately, undead. That’s because Woodgrove Avenue is perhaps most well known for its annual Halloween neighbourhood celebration. For over 19 years, this neighbourhood, located next to the Singapore American School has been thronged with children of all ages, young and not so young to trick-or-treat, and the residents in the neighbourhood spare no expense in decorating their houses for the event.

The event’s popularity has surged to the point that the Woodlands Police Division has led the security deployment since 2024. Since its largely a community-driven event, there’s no guarantee that it’ll survive till residents of this BTO move in, but if they do, they’re joining a very active and empowered neighbourhood.
