In these cases, you can lease a unit within the building without seeking additional approval to change the use of the property.&nbsp;<\/p>\n\n\n\n<p>For example, International Plaza is listed&nbsp;as being available for use as <a href=\"https:\/\/www.ura.gov.sg\/Corporate\/Property\/Business\/Change-Use-Lodgment\/LodgmentSchemeCB\">shop, office, restaurant, community building, sports and recreation building, commercial school and showroom<\/a>. In general, it is easier to seek change of trade to non-retail uses, such as offices, office-related trades, showroom, sale of take-away food, and single-operator family restaurant.<\/p>\n\n\n\n<p>For HDB shophouses with living quarters, the living quarters may only be converted for use as shop, clinic, office, education centres, associations and gyms. They cannot be used for purposes that could potentially disrupt the living conditions for other residents.<\/p>\n\n\n\n<p>For example, nightclubs, restaurants, place of worship or workers\u2019 dormitories are not allowed on the upper floors (living quarters) of HDB shophouses. Further details may be found in&nbsp;<a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.ura.gov.sg\/Corporate\/Guidelines\/Circulars\/dc11-05\" target=\"_blank\">URA\u2019s circular<\/a>.<\/p>\n\n\n\n<h3 id=\"seek-approval-from-ura-if-the-property-is-non-hdb\">Seek Approval From URA If The Property Is Non-HDB<\/h3>\n\n\n\n<p>For non-HDB shophouses, you can check the allowed use for shophouses using the\u00a0<a aria-label=\" (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/www.ura.gov.sg\/maps\/?service=eAdvisor\" target=\"_blank\">URA Space map<\/a>. Use for commercial buildings can be found in the\u00a0<a aria-label=\" (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/www.ura.gov.sg\/Corporate\/Property\/Business\/Change-Use-Lodgment\/LodgmentSchemeCB\" target=\"_blank\">Lodgement Scheme<\/a>.\u00a0<a aria-label=\" (opens in a new tab)\" rel=\"noreferrer noopener\" href=\"https:\/\/www.ura.gov.sg\/Corporate\/Guidelines\/Development-Control\/Non-Residential\/B1\/Allowable-Uses\" target=\"_blank\">White component<\/a>\u00a0spaces in industrial buildings may also be allowed for commercial use. If you are unable to determine the approved uses, you can <a href=\"https:\/\/eservice.ura.gov.sg\/EnquiryOnApprovedUse\/\">submit an enquiry to URA<\/a> at a cost of $54.50.<\/p>\n\n\n\n<p>In general, the success of change of use application depends on whether your proposed change will cause problems to other premises in the area. The intended new use should be complementary and acceptable to URA\u2019s assessment.&nbsp;<\/p>\n\n\n\n<p>To apply, you can go through the&nbsp;<a rel=\"noreferrer noopener\" href=\"https:\/\/licence1.business.gov.sg\/web\/frontier\/eadvisor?agencyCode=URA\" target=\"_blank\">GoBusiness Licensing Portal<\/a>&nbsp;and the fees are $535 (inclusive of GST).
